This cozy bungalow was built in 1924, and was a rental property when Erin King and his partner bought it three years ago. During the extensive renovations that followed, they ran into some roadblocks: “The original contractor took the roof off the property well before it was ready and the home’s interior was destroyed by summertime rains. We had to retool the whole project because of the damage, and the original heart pine floors we intended to restore instead had to be removed.”

With revised plans (and a new contractor), they completely renovated the property, adding all new bathrooms, flooring front to back, and a wonderful kitchen. They also added a garage, a new master suite, a mother-in-law suite and an addition.  Erin is thankful for help from the city’s historic planning department, which processes the COAs (Certificates of Appropriateness) for alterations in the historic district. “They were amazing to work with. We followed everyone’s guidance and landed what we think is a great remodel and a wonderful contributing structure to our historic neighborhood.” He adds, “One thing is for certain, nowhere else in Jacksonville can replicate the feeling of community we have in Riverside Avondale.”
